Homeowners coverage

How we approach homeowners coverage

Most Maine homes are underinsured by the same mistake: the dwelling limit was set years ago from a purchase price or a tax assessment. Labor and lumber in Cumberland County cost far more than they did in 2019, and older homes with plaster walls, slate or custom trim cost more again. We start every homeowners quote with a replacement cost estimate, room by room if we need to.

From there we compare several carriers for the same limits, and we talk through the parts that matter on the coast: wind and hail deductibles, water backup from a failed sump, ice dams, and whether you need separate flood coverage. You get a clear side-by-side, and a person who will still be here when you call with a claim.

How a quote comes together

Most homeowners quotes take one conversation and a day or two of comparison.

  1. A 15-minute conversation

Square footage, roof age, heating system, updates and anything unusual such as a woodstove or a home business.

  2. Replacement cost estimate

We build a rebuild estimate using construction costs for your town and the materials your home actually has.

  3. Carrier comparison

We quote the same limits and deductibles with several companies so the comparison is honest.

  4. Review and bind

We walk through the differences, you choose, and coverage can start the same day.

What moves the price

These factors carry the most weight with the carriers we represent. We explain each one on your quote.

  • Roof age and material

A roof under 15 years old or a metal roof often earns the biggest credit.

  • Distance to the water

Homes within a mile of the coast may carry a separate wind or named storm deductible.

  • Heating system

Updated oil, propane or heat pump systems price better than older boilers or primary woodstoves.

  • Claims history

Water and wind claims in the last five years affect price more than most other losses.

  • Bundling

Pairing home with auto or an umbrella usually lowers the combined cost.

Homeowners questions

No. Standard homeowners policies exclude flood from rising water. Flood coverage is a separate policy through the National Flood Insurance Program or a private carrier, and we quote both.

Water damage inside the home caused by an ice dam is usually covered as a sudden loss. The cost of removing the ice itself, or repairing a roof that failed from wear, generally is not.

Enough to rebuild the house at today's local construction costs, which is often different from the purchase price. We calculate this with you and review it at each renewal.

It can, especially if it is the primary heat source. A professionally installed stove with a recent chimney inspection is usually acceptable to most carriers we represent.
